Before You Start Looking For Your New Home:
- Check your credit rating. Straighten out any errors before its too late.
- Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
- Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
- Choose a REALTOR® that you trust and who understands your needs.
- Determine what neighborhood best matches your needs.
- Identify important features you need your new home to have.
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
- Third-party fees include charges for insurance, title search, and other inspections such as termites.
- Government fees include deed recording and state & local mortgage taxes.
- Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.

Home Buying Process Checklist
1. Familiarize yourself with the mortgage process.
2. Get mortgage pre-approval.
3. Identify areas where you want to live.
3. Find a house
4. Make an offer
5. Familiarize yourself with the selling contract and other forms (your REALTOR® will take the time to explain the contracts, forms, and home buying process to you).
6. Negotiate price, settlement date, & contingencies in offer.
7. Submit a mortgage loan request
8. Arrange for a home inspection.
9. Did you want a home warranty.
10. Schedule settlement with a settlement/title company.
11. Find and secure homeowners insurance
12. Make final preparations for closing
13. Make moving plans, if you plan to use a moving company, compare prices and reserve time
14. Secure mortgage approval and loan commitment
15. Do a final walk through of the house
16. Call Utilities Company and make sure utility bill is paid up to date by seller. Move account to your name to start after closing
17. Call garbage pick-up and request service starting after closing
18. Call phone company, cable company and others to start service after closing date
19. Close
20. Put closing and settlement papers in a safe place
21. Move
22. About 2 weeks after closing, contact local property recording office and confirm that the deed has been officially recorded
23. Many owners make a photo or video record of the home and their possessions for insurance purposes and then keep the records in a safety deposit box. Your insurance provider can recommend what to photograph and how to secure it
